This week I I've into ta story that was broken recently by storeys.com about the forward-sale agreement between the Canada Lands Company & the MST Nations (Musqueam / Squamish / Tsleil-Waututh) in their joint purchases of Jericho Lands (52 Ac) Point Grey / Heather Lands (21 Ac) Cambie / Marine Drive lands (5 Ac) West Van.Why do you think this was not made public from the start? And when government funds are being used, do we not now all believe that there should be complete no questions asked transparency??? Well so do I, and it doesn't seem to be anywhere around these collective $307 million dollar purchases of land between these two groups... Now we have some clarity on a structures buy out along the schedule of achieving permits & application achievements... Also extremely fishy and obvious now what's going on here... The government has started making changes to bandaid the current situation in the Vancouver Real Estate Market as we come closer and closer to election season.. Their claim that they will build 4 million homes (1 home / minute) across the country is a tall order. Specifically within the current interest rate environment. Yes, rates are dropping... But is hasn't been fast enough YET to really stimulate buyers off the fence & developers to start building again at mass. So to stay true to the current (housing shortage) narrative the government has now taken the borrowing side of the equation into the spotlight and is basically creating these measures to add easier liquidity to the buying side of the market... Will it work? Debt loads will be larger onto of an already debt ridden society. Specifically after these tough past few years... Is this like Million Dollar Listing New York?? Os is there a bit more depth to this art of negotiation?? Well I guess I am speaking of MY method of negotiation from the Buying side, this can't be assumed to be the process of all 15,000 Greater VancouverRealtors of course...

Welcome to the July 2024 Vancouver Real Estate Market update! This month we have consistency in the listing environment with record high inventory numbers staying consistent. Sales this past month are consistent on the softer side of things. Buyers for the most part oil this (still) high interest rate environment are rightfully hesitant to purchase unless they have to. Time is on their side and inventory levels are elevated & climbing... The Revamp & Re-list saga has now come to an end! The property has now sold. Within three days back on market post Revamp we had achieved an accepted offer on the property. This has led to a sale. This week we conclude the Revamp & Re-List of 1903 - 188 E Esplanade in the heart of Lower Lonsdale. This unit was on the market for some time and we were getting attention but not enough to sell at the sellers desired price range. There were however a number of specific dislikes the market had over the unit time after time. We like to call and follow up after every showing to see the buyers throughs and feedback. From this process we were receiving similar negative feedback about the same things time and time again. So with that we decided that in place of a price reduction, we would make a slight unit adjustment. We decided the "fix" the complaints that the market kept telling us about the unit. And here is the final product & what we did! Thanks for Utter Touch Maintenance for doing the work in the unit, great finishing carpentry and paint at a reasonable price! This week we are doing some cosmetic detailing to a listing that isn’t quite getting the attention from the market needed to sell. We will do a little before and after to show what work is being done in the unit next week. We are doing things response to market feedback we have received over the past handful of months, in efforts to get the property sold. We are doing this in place of a price reduction. Of course while representing the seller we are wanting to keep as much money in the hands of the seller as possible, and this is the next best step to do just that. This week the Revamp & Re-list unit in Lower Lonsdale is not quite finished so we will be getting to that in next weeks video. THE RATES have been adjusted down for the first time in four years!! This is great & very welcomed news to variable rate mortgage / line of credit / HELOC & construction loan holders across the country... In addition this months numbers and sales are WAY down with Listings WAY up! Some interesting headlines about wait times at city hall for building permits, the longest wait in recorded history... And of course Trudeau saying housing prices need to stay up..... A little contradictory to the current housing narrative out there...
