  • Location is no longer optional

    23/04/2026 Duração: 22min

Think it doesn't matter where you buy your investment property? The numbers say otherwise... Rob & Rob use real world examples, comparing two investors who start with the same £100,000 but buy in different regions. Using Land Registry data, Zoopla yields and Savills forecasts, they show how one investor ends up £83,000 ahead after just 10 years, simply because of where they chose to buy. If you've ever felt the pull to invest close to home, this one might change your mind. (01:03) News story of the week (02:52) Why investing close to home could be costing you tens of thousands (04:49) The data that blows apart the “growth in the south, yield in the north” myth (07:12) How affordability ratios reveal where the real opportunity lies right now (09:51) A 10-year worked example comparing two investors with the same starting cash – and the huge gap that location alone creates (13:35) Getting over the emotional barrier of investing away from home (18:24) Hub Extra Links mentioned: Share

Rob & Rob do something they've never done in over 10 years of podcasting... They’ve pulled back the curtain on three real deals that Property Hub Invest sourced for investors last year. From tenanted stock in an unexpected city, to a luxury development in a property hotspot, and a clever off-plan opportunity. Each deal is completely different, but they all show what's achievable when you refuse to settle in a buyer's market. Already built, already tenanted, with proven rental demand. 02/04/2026 Duração: 26min

Every time there’s a major global shock, the headlines say the same thing: uncertainty, panic, wait and see.  But when you look at what happens next, a very different pattern emerges.   Rob & Rob unpack what the conflict in Iran means for mortgage rates, investor confidence and the UK property market. • He called two property crashes: Is 2026 really next?

    19/02/2026 Duração: 27min

An expert who correctly predicted the 2008 financial crisis says UK property prices will crash in late 2026. Fred Harrison, the economist who pioneered the 18-year property cycle theory, is doubling down on his prediction – and his track record means we can’t ignore it. 17/02/2026 Duração: 09min

It's Tuesday, which means it's time for another Ask Rob & Rob!   (0:45) AJ purchased his first two buy-to-lets using bridging finance and is now remortgaging onto longer-term deals. As part of the process, his lender required him to take independent legal advice – something he found surprisingly intimidating. He asks Rob & Rob whether it’s normal for these meetings to feel so daunting, or if it’s just him.  (05:34) John bought a property for £60K, which is now worth £120K, with no mortgage attached. He wants to move it into a limited company to be more tax efficient. His estate agent suggested he sell it to himself at the original price to avoid capital gains, but his accountant has warned that HMRC may see this as tax avoidance.
