This is a very welcomed change from last month which was still down and decreasing... One of the huge issues that the current market velocity has been facing that has kept it rather deflated is the fact that new inventory was at such a minimum... We see it every day with buyers that we are working with that there is simply a lack of quality inventory to select from, let alone achieving one at a realistic price from the clutches of todays sellers...     Today we are back in the studio and discussing the effects of the most recent and very controversial 2% annual rental increase allowance that was passed. This was an increase that was long awaited to see what the government was going to mandate for landlords to be able to increase rent. People were really waiting to see how much increase was going to be allowed or if they were going to continue a rental increase freeze. Of course they chose to increase minimally at a flat 2% and people on both sides of the fence were of course unhappy, we believe for obvious reasons... We also dive into the realities of the increase and how in the long run by making investment in rental properties less lucrative, will inevitably dilute the rental stock in the city & in turn will make rentals more expensive organically. We will start by saying there is selling an an Authentic Loss (selling at a principal price below the principal price you paid) & selling at a fabricated loss (Selling at a price simply below peak market pricing). No-one wants to sell at an authentic loss. However sometimes life changes and things need to be done. Jobs change, families grow etc... If one of these things change and a sale needs to take place at an authentic loss in the current softening real estate environment, you may be in luck.
